Taking what we’ve learned in the Vacation Rental business to create high profit margin and accelerated growth, we are advancing to one of the hottest markets for Vacation Rentals––National Parks with our new company, Live Adventure, LLC.

Except for a brief pandemic slump, National Parks have increased in popularity among vacationers each year and are only getting more in vogue. This follows a decades-long trend of National Park numbers rising when times get hard.   

The Great Smoky Mountains National Park

The Smoky Mountains National Park had a record 14 million visitors in 2021 and the 15,012 Vacation Rentals in the area are booked at near full capacity in 
the high season. Travelers 
are willing to settle on 
outdated cabins short on amenities for lack of better alternatives. Three towns around the Smokies––Sevierville, Gatlinburg, and Pigeon Forge––were in the top 6 “Best Places to Invest in Vacation Rentals in 2020+2021” from AirDNA.co. With the National Park to the South and West, the only direction to grow is East, where our property is located.

About the Property

We have purchased an 8.5 acre lot outright with mountain views and over 900 feet of creek frontage. 910 Windy Hill Way is located in Cocke County Tennessee near the town of Cosby, 10 minutes from the Interstate and is situated very near the boundary of the Great Smoky Mountains National Park. The natural beauty of the area is unparalleled with views of the Smokies at almost every turn. Hiking, fishing, tubing, white water rafting, and ziplining are all within a 10 mile radius of the property. Gatlinburg, TN is a 25 minute drive and Asheville, NC is just over an hour, offering guests options for fun day trips in the area.

The nearest Great Smoky Mountain National Park trailhead to the beautiful Hen Hollow Falls and Gabes Mountain is just a short 5 miles away. The nearest trailhead to the Appalachian National Scenic Trail is 7 miles away for those interested in taking a walk on this national treasure in the Smokies.

Our Progress

Our development plan involves improving the site by establishing water, septic, propane and electricity, building roads, platforms, and decks, and establishing 12-14 Glamping Units.

As of December 2022, we are about 2/3 of the way done with Phase 1 which will establish 8-9 sites by the creek. We have clean, fresh well water, a three-part, septic system, and are finishing up the process to provide electricity to all the sites on the creek. We have cleared trees and developed roads and parking throughout the property and built four impressive platforms for our Geodomes which are being erected over the next couple weeks.

As we finish up over the winter in preparation for our grand opening in the spring of 2023, we need your help. We have used our personal funds and financing thus far and are seeking secured loans to finish the project.
